Do you need a Building Designer, Volume Builder or Architect?

Are you confused about whether you should choose a set plan from a volume builder or engage a building designer or architect to develop a custom design to suit you and your site?

Building designers design approximately 75% of residential homes and there is good reason for that!

Building designers and Architects actually perform a very similar role as you can see from the below table. They will both provide drawings with all the detail that allows your home to be approved and built. Those plans will be very specifically designed with your unique site and orientation in mind. They will both consider the energy efficiency of the home. They will both consider your wants and needs and they with both be professional to deal with. The main difference will the cost of having the plans produced and usually, the cost of building the finished product.

The plans you will get from a volume builder however have usually been designed so they are cheap and easy to build. They will charge extra for changes to the design and in some cases it is impossible to orientate the house design to suit the northerly aspect of your land.

A final note on choosing the right design professional for your project. Try and meet with as many as you can. See if they will speak to you on the phone and come and meet with you to hear about your plans. You will be working with this person for quite some time so see who you connect with, review a portfolio of their previous work and see how their early ideas for your project resonate with you.
